If you own a building of architectural merit it may get well listed. On the plus side, if it comes empty you do not have to pay rates but that may well change in Scotland. See 'Rates Empty' above.
On the downside, you will be unable to do anything without jumping through endless hoops and if you demolish it you may well go to prison.

Grade I: buildings of exceptional interest
Grade II*: particularly important buildings of more than special interest
Grade II: buildings that are of special interest, warranting every effort to preserve them
Category A: buildings of national or international importance
Category B: buildings of regional or more than local importance
Category C: buildings of local importance
Grade A: buildings of the greatest importance to Northern Ireland
Grade B+: high quality buildings
Grade B1: good examples of a particular period or style
Grade B2: special buildings which meet the test of the legislation
