Planning Use Classes

General

The use of land and buildings is divided up into what are called "Use Classes". I can never remember what they are in England, never mind Scotland, Wales and Northern Ireland.

I like Scotland - it is a very long way North of Watford and that can be helpful on occasion.

England and Wales

Here is a full list of English and Welsh Use Classes but the summary below may help

Class A1 – shops and retail outlets
Class A2 – professional services
Class A3 – food and drink
Class A4 – drinking establishments
Class A5 – hot food and takeaway
Class B1 – business
Class B2 - general industrial use
Class B8 – storage or distribution
Class C1 - hotels, boarding houses, guest houses
Class C2 - residential institutions
Class C3 - dwelling house as a principal or secondary residence
Class C4 - houses in multiple occupation
Class D1 - public’ services which do not fall under Class A
Class D2 - premises for entertainment and leisure purposes
Sui generis - anything else eg a launderette or tattoo parlour

Scotland

Here is a full list of Scottish Use Classes but the summary below may help

Class 1 - shops
Class 2 - financial, professional and other services
Class 3 - food and drink for consumption on the premises
Class 4 - business you can do in a suit
Class 5 - general industrial
Class 6 - storage or distribution
Class 7 - hotels and hostels
Class 8 - residential institutions
Class 9 - residential
Class 10 - non-residential institutions
Class 11 - assembly and leisure

Northern Ireland

This seems to differ very slightly from England and Wales. Here is a full list of Northern Ireland Use Classes but the summary below may help

Class A1 - shops
Class A2 - financial, professional and other services
Class B2 - light Industrial
Class B3 - general Industrial
Class B4 - storage or distribution
Class C1 - dwellinghouses
Class C2 - guest houses
Class C3 - residential institutions
Class C4 - secure residential institutions
Class D1 - community and Cultural Uses
Class D2 - assembly and leisure
