Wet rot (left) is trivial. Dry rot (right) is cataclysmic. Let me repeat that DRY ROT IS CATACLYSMIC. It can totally destroy your building.

Typically, wet rot will occur in the bottom of window frames - no big deal - just replace it

Dry rot is like something out of a nightmare - it travels through cavity walls and eats all the wood it finds on the way. Wet rot is a pimple on your nose - annoying but not important. Dry rot is terminal cancer spreading through your body to kill you

I have spent my life buying crappy old buildings (when I sell them they are well located with excellent potential) so take my word for this
