Maybe you are planning something serious eg parking your Mi-26 on the roof. Or maybe you have a serious problem with a building eg big chunks keep falling off it. Then you almost certainly need a Structural Engineer. As it happens I have had a lot of contact with these guys - probably because I buy a lot of crappy buildings.
I looked at an old cinema in Manchester and was curious as to what we could do inside so I asked a Structural Engineer to take a look. He ran out of the building looking very white and announced that the roof was not properly supported and the whole lot could fall into the middle - cinemas obviously tend to be free of pillars with a very wide span.
And it was listed and impossible to get to. But on the other hand it was very cheap.
